Is it legal to sell my own home in Australia?
Yes — it is 100% legal for a property owner to sell their own home privately in every Australian state and territory. You do not need to hire a traditional real estate agent. KIDS acts as your licensed intermediary to publish your listing on the major portals including Realestate.com.au and Domain.
Can I still list on Realestate.com.au and Domain?
Yes. While these portals don't allow individuals to list directly, our platform acts as your licensed intermediary. We push your listing live to all major sites while you maintain 100% control of the content, enquiries and negotiations.
How much can I save by not using a real estate agent?
On an $800,000 property, a traditional agent charges 1.6%–3.5% in commission — that is $12,800 to $28,000 in fees, plus marketing costs of $5,000–$10,000. With KIDS, you pay a single flat fee of $799, $999 or $1,999 (excl. GST) with no commission payable at settlement. The average saving is around $20,000.
Do I need a contract before I start advertising my property?
In most cases, yes. In NSW and the ACT it is a legal requirement to have a prepared Contract of Sale before listing your property. In Victoria, a Section 32 Vendor Statement must be provided before contracts are signed. We strongly recommend engaging a conveyancer before your first open inspection.
What is included in the KIDS flat fee?
All KIDS packages include listing on Realestate.com.au and Domain, local portal coverage (Homely, Soho etc.), SMS and email enquiry forwarding, 24/7 seller dashboard access, a Market Valuation Report, and a For Sale signboard. Higher packages add a dedicated property website, professional photography, social media ads, and access to the Kincade International buyer network in the UK and USA.
What is the "Until Sold" guarantee?
Your listing stays live until your property sells — there is no 30-day or 90-day expiry that forces you to repay. Your single flat fee covers the entire campaign. You can update your listing, adjust your price, and change inspection times at any time through your 24/7 dashboard.
How do I accept an offer without a real estate agent?
You can accept an offer verbally or via a simple written Letter of Offer from the buyer. Once you agree on a price, you send the buyer's details to your solicitor, who formalises the Exchange of Contracts. Your conveyancer then manages the legal process through to settlement.
What does the ATO Clearance Certificate requirement mean for sellers?
Since January 2025, sellers of properties above certain value thresholds must provide an ATO Clearance Certificate at settlement to avoid a 15% tax withholding by the buyer. Your conveyancer can apply for this on your behalf. KIDS recommends addressing it early in your campaign so it does not delay settlement.
