Before you start: In NSW and the ACT, a draft Contract of Sale must be prepared before you can advertise. In Victoria, a Section 32 Vendor Statement is required before contracts are signed. We recommend engaging a conveyancer early — see our recommended partners.
Choose Your Package
The first step is selecting the level of exposure that suits your property and your goals. Each package is a single, all-inclusive flat fee — no ongoing costs, no commissions, no expiry date.
Select Your Package & Create Your Account
Review the three available packages and choose the one that matches your marketing needs and budget. All packages include listing on Realestate.com.au and Domain, 24/7 dashboard access, SMS and email enquiry forwarding, and a Market Valuation Report — with no time limits on how long your property is advertised.
Once you've selected your package, create your KIDS account. You'll need a valid email address and a contact phone number. Your account is where you'll build, edit, and manage your listing from start to sale.
- ✦Classic — $799: Everything you need to go live nationally on Australia's major portals, with a 600×900mm signboard.
- ✦Signature — $999: Enhanced visibility with a dedicated property website and URL, plus a full-size 1200×1800mm signboard.
- ✦Prestige — $1,999: The complete global campaign — professional photography, floorplan, social media ads, international buyer reach (UK & USA), 50 premium brochures, and a 1-on-1 dedicated specialist.

Pay your flat fee securely online. This single payment covers the full cost of your campaign from launch through to sale — there are no renewal fees, no monthly charges, and no commission payable at settlement regardless of your sale price.

Build Your Listing
Once your account is active, log in to your Seller Dashboard to build your listing. You don't need to be technically minded — the platform walks you through every required field. You can save your progress at any point and return to it later.
Complete Your Property Profile
Your Seller Dashboard guides you through every section of your listing in sequence. Work at your own pace — the system automatically saves your progress so you can come back to it at any time without losing what you've done.
What to complete in the dashboard:
- 01Property details: Address, property type, number of bedrooms and bathrooms, parking, land size, and any special features worth highlighting.
- 02Description: Write a compelling headline and property description. Focus on what makes your home distinctive — the lifestyle it offers, not just the list of features.
- 03Photos: Upload your best images in order, starting with the exterior or a standout interior shot. High-quality images are the single biggest factor in generating enquiries. (Prestige package includes professional photography.)
- 04Price & method: Set your asking price or select your preferred sale method (fixed price, price range, or expressions of interest). You can adjust this at any time from your dashboard.
- 05Inspection times: Enter your preferred open-for-inspection schedule. You're in full control — set times that suit you and update them whenever you need.
- 06Contact preferences: Set how you want to receive enquiries — by phone, email, or both — and during what hours.
Photography tip: On the major portals, listings with 15 or more high-quality images consistently receive more enquiries than those with fewer. Shoot on a bright day, declutter beforehand, and include the garden, street frontage, and any standout rooms. If you're on the Prestige package, our professional photographer will handle this for you.
What You'll Need to Have Ready
Gathering these items before you start will make the setup process much faster. Most are already at hand for any homeowner.
Property Documents
- ✦Current council rates notice (confirms your property address and land details)
- ✦Certificate of Title or copy of your title document
- ✦Any building or renovation permits from the past 7 years
- ✦Pool or spa compliance certificate (if applicable)
- ✦Strata documents or by-laws (if applicable)
Your Identification
- ✦Photo ID — driver's licence or passport
- ✦If selling as a company: ASIC company extract confirming directorship
- ✦If selling as a trustee: copy of the relevant trust deed
- ✦If acting under a power of attorney: certified copy of the POA document
Your Photos & Marketing Content
- ✦Minimum 8 photos, ideally 15–20 (JPG, at least 1200px wide)
- ✦Exterior shot as your lead image (portals require this)
- ✦No watermarks, text overlays, or people/pets in images
- ✦Floorplan (optional; included in Prestige package)
Legal & Compliance

Go Live & Manage Your Enquiries
Once you submit your completed listing, our team reviews it for portal compliance — typically within one business day — and then publishes it live to Realestate.com.au, Domain, and any other portals included in your package. From that point, you're in the driver's seat.
Your Listing Goes Live
Our compliance team reviews your listing to ensure it meets all portal requirements before publishing. Once approved, your property appears across the portals included in your package and remains live until you mark it as sold or request its removal.

Receive & Respond to Enquiries
Every time a buyer makes an enquiry via Realestate.com.au, Domain, or any other portal, we forward the full details to you instantly — by both SMS and email. You contact the buyer directly, schedule inspections at times that suit you, and manage all communications yourself.

Responding to enquiries: Buyers expect a response within a few hours. A prompt, friendly reply builds confidence and keeps momentum going. Have your key selling points ready — price rationale, recent comparable sales, property highlights — so you can answer common questions with ease.
Accept an Offer & Move to Settlement
When a buyer makes an offer you're happy with, you can accept it verbally or confirm it in writing via a simple Letter of Offer. From there, your conveyancer or solicitor takes over the legal process — preparing the contract, managing the exchange, and guiding both parties through to settlement.
- ✦Accepting an offer: A verbal acceptance is a starting point; the sale is only legally binding once contracts have been signed and exchanged by both parties.
- ✦Cooling-off period: In most states, buyers have a 5-business-day cooling-off period after exchange, during which they may withdraw for a small penalty. Sellers are bound once contracts are exchanged.
- ✦Zero commission at settlement: When the sale completes, 100% of the sale price proceeds come to you — no commission deducted, no agent fees payable.
Legal reminder: Under Australian Consumer Law, sellers are required to disclose all material facts about the property. Omitting information that a reasonable buyer would consider important can allow a buyer to cancel the contract. Your conveyancer will guide you on what must be disclosed in your state.
After You List — Staying in Control
Your Seller Dashboard remains fully accessible throughout your campaign. You can update your listing, adjust your price, change inspection times, or upgrade your package at any time — all without contacting us first.
Updating Your Listing
Edit your photos, description, price, or inspection times directly from your dashboard. Changes are reflected on the portals within a few hours. There's no limit on how many updates you can make.
Tracking Performance
Your dashboard shows how many times your listing has been viewed on each portal. Use this data to identify when your listing may need a refresh — a new photo, an updated description, or a price adjustment.
Marking as Sold
Once you've exchanged contracts, update your listing status to "Sold" within 72 hours — this is a portal requirement. Your listing will then display the sold status across all platforms.
Under Offer
If you've accepted an offer but haven't yet exchanged, you can update your status to "Under Offer" to signal to other buyers that the property is conditionally committed — while keeping the listing visible in case the deal doesn't proceed.
Withdrawing Your Listing
If you decide to take your property off the market, contact our support team with at least 3 business days' notice. Your listing will be removed from all portals and your campaign will be closed.
Upgrading Your Package
If you started on the Classic or Signature package and want to add professional photography, a social media campaign, or international exposure, contact us to discuss an upgrade at any point during your campaign.
